I’m standing at our new listing on this nice semi-detached home in Auburn Bay. Now, if you know anything about Auburn Bay, you know, that this is one of the more sought-after communities in Calgary because it’s awesome and this home is even across from a park. So it really doesn’t get any better in that, especially in the price range that we’re in. And it’s not easy to get into this neighborhood, in this price range that we’re in. So, come on inside and have a look. I think you’re going to find Great Value at this home. When you walk into this home, there is a small area to you know cause it and put your shoes and whatnot. But this floor plan has got something really unique that I like. A flex room with a nice big window that overlooks the park, which is perfect for a reading room. You could make this into your office or it can just simply be a place to relax but whatever it is you want it to be, it can be anything. The focal point of every home is the kitchen and this kitchen really does have everything that most people want. You’ve got a large island where you could easily put some barstools up here, there is a pantry and it’s completely open to the rest of their house. But what I also like about this is you’ve got a large eating area here and a nice picture window. So some beautiful natural light is coming in while you’re enjoying dinner or breakfast at your eating area. In the living room area, there is a lot of room here to put Furniture. There are actually several pieces of furniture here and they’re all focused around the fireplace and it’s a gas fireplace which is nice and cozy. Of course, in the winter, everybody loves that. What I like about it is they put windows on each side of the fireplace. So it allows the fireplace to have the focal point of the entire room. But it’s so nice to have this open concept. There’s lots of natural light flowing through this home into the backyard that faces East. And that gives you lots of sun in the morning. All right, in the master bedroom (a very spacious room by the way) you can easily put a king-size bed in here and still have room for bedside tables. You’ve got two large windows and I love the fact that it faces the park. It’s so nice that you don’t have houses right across the street staring into your master bedroom. There is a walk-in closet, plenty of room in there, and the all-important ensuite bathroom. It’s a four-piece ensuite bathroom. So, I would say, in this price range to have a room like this is good value. The nice thing about the upstairs of this home is it has three bedrooms. So, we went into the master and looked at that, but these other bedrooms are still quite spacious. There is room for a queen-sized bed, quite easily. Of course, there’s good closet space and another 4-Piece bath. But there’s also something upstairs, you don’t see too often and that is two closets. So it gives you a lot of extra room to be able to store stuff up here. The unspoiled basement is perfect for development. There are two large windows down here. There’s rough in for your bathroom and you could put easily a family room, a bedroom, and a bathroom down here and there is plenty of room to do it and you can make it the way you want it. The backyard is really great here. There’s actually lots of room we do have A two-car garage of course, which is awesome in the wintertime, but there’s still lots of room here for some grass. If you’ve got, maybe a small dog or they got some young kids who like to play. Of course, we have a deck, that’s got enough room for some furniture and a Barbecue. It’s an east-facing backyard. So you’re going to have all that nice sun in the morning but really the sun does stretch out almost the entire day back here just the way it’s laid out because we’ve also got all this sun coming in from Self. So this is a really nice backyard. Again, this is just a really good property for the money if you want to get a home in a lake community, that has three bedrooms two and a half bathrooms, a two-car garage across from a park, be an Auburn Bay, and be able to walk through all these amenities in the schools and to come into this home for the price that we’re asking.
